How it works
- Booked nights = 30 × occupancy; stays = nights ÷ average stay
- Revenue = nights × rate + stays × cleaning fee
- Profit = revenue − platform fee − cleaning cost − fixed costs
Example
At $150 a night, 60% occupancy, 3-night stays, a 3% host fee, a $75 cleaning fee and $600 of monthly costs, the rental nets about $2,095 a month, $295 more than a $1,800 long-term lease.
Before you list
- Check local short-term rental rules, permits and HOA bylaws.
- Rental income is taxable; occupancy and lodging taxes may also apply.
- Test the low season: at 30% occupancy the numbers change a lot.
